Citzes <br />can shape the character of their communities if they translate the vision in the cornprehensive plan <br />into developmeni regulations, which then molds what happens in the marketpiace. The <br />marketplace, however, keeps moving and continues to bring ideas to communities which may n�at <br />have been anticipated by the plan or which differ frorr► the plan. Plans need to be revisited, and <br />updated io keep pace as circums�ances change or as opportur�i�ies arise. This request is corrun� <br />from the marketplace arid presents opportunities a.nd consequences. It allows for ihe <br />creation of a customized sei of development re�uiations %r a particular proposal. It will specify <br />the allowed uses and densities, setba�ks and height limits, development requirements and may <br />specify phasing of development, requirements to provide unprovements, and wha� o�her approvais <br />are needed before construction begins.
