i;
Planning Case No. 477-97
D.W. Jones PUD Project
March 19, 1997
Page i
Ste Improvrent Ag°eerrtert:
Prior to the issuance af a buiiding pemut as parf of the ptanned uct development, the appIicant,
developer or bailder shalI execute and deIiver to the City Council a site improvement agreemeni
pravidin for the instllatior within one year of alI of the on- and off-site improvements as
approved by the City Coencil, securred by a cash escrow or surety bond in an amount and with
surety and conditions satisfactory to the City, to ensure that such itnprovements will be actually
constructed and installed according to the specificaiiaes and plans approved by ihe City. The
amouni of the band shall e oe and one-hatf (1 '/} times the estimated cost of the improvemenfs
as detrmined by the City.
E, ffect on AbuitYttg Properties:
With the exception of TJB Home Builders or Highway 10 and t}e senior care apartments to the
south, there are no properties abutting tIus project. The T3B Home Builders praperty will be
surrounded by the proposed PLTD. The initial pian is fio have a drive access linking he ofice
buiidin to ihe rest of the PUD cross through 'i.1B's property. Staff has learned that George
Winiecki, one of°the property owners of this PUD, has an option io purchase the T3 building and
would presumably allow such a shard cross access easement. The senior exisFing senior aparttnent
building to the south will be buffered from the development by the ecisting wetland, aithough it will
lose the scenery beyord ihe wetland. 'This should not pose a significant impact upon the
apartments, as they akeady look out onto Silver View Park, uper America, and vacant land to the
south; Highwaq 10 and the commercial development across Highway 10 to the north and east.
Dirrrensional Requirements. l
 Building Setibacks 2
Front:
Side:
Rear:
° Parking Lot Setbacks 2
Front:
Side:
Rear:
• IVlirimum Project Size:
e Minimum Street Frontage
5ilver I.ake Road:
Highway 10:
 Iilaimurn Buildir►g Heights:3
 Lot Area per Daellin Unit:3
• Oper Space per Dwellirig Unii:3
Reuired
30 feet
10 Feet
20 feet
30 feet
5 feet
5 feet
Provided
5 acres 12.96 acres
200 feet
200 feei
3 staries
2,500 ftz
625 ft'
960 feet
1,34 fee
1,155 ft
1 The dirnensional cequirements Iisted can be adjusted {increased or decreased) as a part
of the PiTD concept plan approval process.
2 These requirements apply to the present underlying zocang of the site, -2, Limited Business District
3 These requirements are fro th R-4, High Drosity Residential zoning district.
