As part of th� development platr, the applicant rn�ili need to provide a more <br />comprehensive landscape plan showing a detailed plantir�g list with sizes, species and quantities <br />propo�ed it�cludin� all types of gcoundcover. Any landscaping proposed witlun the St. Paul <br />Vila�erworks' right-of-way vvill need to be approved by the St. Patat Water �JJtility. <br />Easeme�aPs: <br />Ponding and drainage easements wilI be requir�d for any on-site stormwaier holdin� ponds or areas <br />thai perfarm water drainage fu�cYions thai are created by this development. In addition, a <br />perpetua! drainage �asement shall be conveyed to the City for that area laying within the 1992 <br />cfeIineated wetland boundary. A cross�access easement over the private drive will need to be <br />provided that ensures the us�s within th� development will have perrnanent, nan-rescindable access <br />to the private drive. The uses being served by the drive shall share all maintenance responsibilities <br />for the drive. As a condition of approval af this PUD application, the site will need to be replatted. <br />Perpetual drainage and utility easements shall be dedicated to the Ciry as a result of the replatting <br />process. Thes� easements sha11 be 5 feet wide at side loi Iines and i0 fe�t wide ai front and rear loi <br />Iines. <br />Parking: <br />The concept plan does not show sufficient detaii far sta.ffto check if thet°e is sufficient area for the <br />required parking. This will be done at the development plan stage when we have more specific <br />information an the sizes oithe buiidings. Th� applicant should be aware that they will have to <br />adjusi building sizes so ihat adequate parking can be fit onto the site. <br />Trash Disposal: <br />Each use within the proposed PUD will provide for its own trash disposal. �Tf the trash is proposed <br />to be stored outside, it will need to be kept in a fly-tight, waier resistant covered dumpster. The <br />dumpster will need io be surrounded by an enclosure providing a i00°/a opaque screen vaith <br />la�ching access gates, The enclosure may be of brick, decorative concrete block or wood, but <br />should rnatch the exterior of the building to which ii serves. The dumpster shall be iocat�d upon an <br />improved surface such as asphalt or �emeni. The en�losure shall not be located between the front <br />lin� of ihe building and th� street on which the b�ailding fronts. The enclosure shall nai be Iocated in <br />the established side or rear parking lot setbacks for parking lots. <br />Snow Storage: <br />The applicant has not indicated as ico the method that wiil be utilized for snow storage and/or <br />rernoval. The uses served by the private road shall share in the cesgonsibility for piowing of the <br />priva�� drive. <br />
