The Saturday <br /> peak requires 4.4 to 5.0 seats per space. If the proposed theater operates like the Greensboro <br /> theater, however, without the benefit of averaging the data from both theaters together, the worst <br /> case scenario using ULI data is 3.7 seats per space(.19 x 1.43 = .27; 1/.27=3.7 seats per space). • <br /> The Greensboro theater is parked at a 3.93 seats per space ratio. <br /> Staff regards the City's current ratio of 4.0 seats per space as a minimum. The applicant is <br /> proposing to provide 700 parking spaces, or a parking ratio of 3.78 seats per space. The ability to <br /> fit 700 parking spaces on the site will be checked at the development plan stage. The applicant is <br /> • opposed to reserving Parcel B for possible theater parking because they desire to develop this site <br /> for a restaurant in a later phase of this project, and they feel a 3.78 parking ratio is sufficient. The <br /> difference between a 3.7 parking ratio and 3.78 is 15 spaces. Because there are no good <br /> alternatives for overflow parking, staff would suggest that the applicant be required to provide a <br />
