Planning Commission Report <br /> • Planning Case No. 472-97: Spots Quick Lube,Inc. <br /> April 2, 1997 <br /> Page 3 <br /> provide much screening of the back of the building when viewed from the residential property <br /> north of this site. If spruce trees were substituted, they should provide a better screen. <br /> Lighting. The applicant has specified three types of lighting on the site: 30 foot poles with two <br /> 1000 watt luminaires, 18 foot poles with one 400 watt luminaire, and seven wall pack lights. <br /> They have provided a picture of the luminaires which will be used on the pole standards but not <br /> the wall pack lights. Staff feels that the wattage is excessive for the site, and that the 30 foot <br /> poles should be changed to 25 foot poles with two 400 watt luminaires (total 800 watts). We are <br /> also concerned that the wall pack lights will shine outward rather than down. A condition has <br /> been included in the resolution which would require the specifications for lighting on the plan to <br /> be changed, a picture of the wall pack lights to be provided, and that shielding on the wall pack <br /> lights be included. <br /> Signage: The signage proposed is noted on the plan. It includes one twenty-foot pylon sign along <br /> Highway 10 with 48 square feet of internally illuminated signage. The maximum signage for <br /> pylon signs is 340 square feet at a height not to exceed 35 feet. The signage proposed is within <br /> the limitations of the Sign Code. In addition, there are also an entrance sign, and two small <br /> direction signs proposed, with each sign having six square feet in size and a maximum height of <br /> • two feet. The height limit of two feet is important for the entrance sign so it does not obscure <br /> motorists' vision as they exit the site. There will be three signs on the building: the company <br /> name (10.5 square feet), an"enter" sign(7.0 square feet) and"exit" sign(6.0 square feet). This <br /> amounts to 23.5 square feet of signage on the building, which is within the 100 square-foot limit <br /> imposed by the Code. <br /> Recommendation: <br /> Approve Resolution No. 500-97recommending to the City Council approval of a conditional use <br /> permit for Spots Quick Lube, Inc. to operate a minor auto repair facility at 2975 Highway 10, <br /> with stipulations. <br /> N:\DATA\USERS\PAMS\SHARE\DEVCASES\472-971SPOT-PC2.RPT <br /> • <br />
