The project design has addkrne, f <br /> unique challenges of fitting a commercial development into this environment while <br /> minimizing the impact on surrounding residential neighborhoods. <br /> (5) The demonstrated need for the use. <br /> The market summary submitted with this application shows that there is a substantial area <br /> that is not served by movie theaters, with more population growth occurring to the man, <br /> northeast and northwest. The market study showed theaters located within a 3-mile, 5- <br /> mile and 7-mile radius of this site. The theater industry uses a five mile radius as the <br /> area to be served by a theater complex. There are no movie theaters within thkez <br /> of this site, and one older theater having four screens within five rnilr, r r f c_ ; f <br /> • Theaters proposed in the region are at the five-mile radius or beyond. <br /> WHEREAS, the Planning Commission finds that this proposal meets the purpose and <br /> intent of Planned Unit Developments as stated in Section 1120.01 of the Mounds View <br /> Municipal Code in that the proposal has planned the overall development of this pEopcity and <br /> included an appropriate mix of uses which compliment each other, and will add to the vitality <br /> of the City Center. Requirements have been included to insure high quality architectural design <br /> and coordinated signage.
