Planning Case No. 479-97 <br /> Staff Report, Oversized Garage CUP <br /> April 16, 1997 • <br /> Page 2 <br /> Discussion: <br /> The foundation for the house and garage have been installed and the exterior walls have been <br /> erected for the principal structure. Other than the foundation, no other work has been done on the <br /> garage. Work on the site has been progressing slowly. (Refer to the photos of the site taken <br /> April 1, 1997 attached herein.) <br /> While preparing the report for this case, Staff learned that the proposed garage does not meet two <br /> of the conditional use permit requirements as specified in Section 1106.04, Subd. 6 of the Zoning <br /> Code. These requirements pertain oversized garages within the R-1, Single Family Residential <br /> District. Garages are prohibited from being any wider than 35 feet (the applicant had received <br /> approval for 40 feet) and shall not allow access for more than three vehicles (the applicant had <br /> received approval for 4 accesses.) It would be Staff's suggestion that this CUP be recommended <br /> for approval as is so the applicant can complete the remaining work, given that the principal <br /> structure is partially erected. If the Planning Commission feels that the two inconsistencies need to <br /> be changed to conform to the Zoning Code, Staff will prepare a resolution which includes <br /> conditions to that effect and require that a revised building design be submitted prior to this request <br /> proceeding.to City Council. <br /> • <br /> Recommendation: <br /> Direct staff to prepare a resolution according to the Planning Commission's recommendation. <br /> N:\DATA\USERS\PAMS\SHARE\DEVCASES\479-971IINKMP-PC.RPT <br /> • <br />
