Subd. 4: Accessory buildings detached from principal building shall have a side and rear <br /> • setback of 5 feet. Accessory buildings shall not be allowed in the front setback. <br /> 1106.03. Subd. Id: No garage shall exceed 864 square feet except by CUP. <br /> 1106.03. Subd. lh: The combined square footage for all accessory buildings on a lot shall not <br /> occupy more than 25% of the rear yard. <br /> 1106.04. Subd.6: The combined square footage of all accessory buildings on one lot cannot <br /> exceed 1,264 square feet; if the garage square footage is greater than 1,000 square feet, no other <br /> accessory building shall be allowed, the garage width cannot exceed 35 feet nor allow for more <br /> than three vehicle access. <br /> Attachments: Planning Application <br /> Zoning Map <br /> Site Plan <br /> Building Plan <br /> Photo Documentation <br /> Background: <br /> The applicant,Noel Barragan, has applied for a conditional use permit to build a 1,180 square- <br /> foot garage on her property located at 7765 Spring Lake Road. The dimensions of this garage <br /> will be 36 feet by 32 feet with access for three vehicles. The garage as proposed would take up <br /> 7.1 percent of the area of the lot, not including that part of the lot that extends through the road <br /> • and into Spring Lake. The garage would take up 16.6 percent of the rear yard. Most of the <br /> homes in the area are on lots having greater usable lot area than the subject property. The garage <br /> will replace a small shed in the rear yard. <br />
