A.Katzmarek Variance
Planning Case No. 493-97
August 6, 1997
Page 2 •
as a play area for daycare children, the applicant feels that locating the shed in the rear yard may
pose a safety risk to the children and a concern to the daycare parents. The side yard to the north
of the home is too narrow to locate the shed—it would encroach into both the five-foot side yard
setback andthe six-foot building setback. The south side of the house, on the other hand, presents
the best option given the greater width of the side yard. Pushing the shed against the house
maximizes the setback from the property line so as to minimize the shed's impact upon the
neighbors to the south. The shed would not encroach into the side yard setback in this location.
There are no windows on this side of the house that would be bocked by the shed. Granting of this
variance would not be materially detrimental to the purposes of Zoning Code nor will it have the
effect of impairing adequate supplies of air or light to adjacent properties.
Recommendation:
Approve Planning Commission Resolution No. 518-97 allowing for the location of a shed within
the six-foot setback from the house in the side yard of 7730 Edgewood Drive, subject to
stipulations.
NADATAIUSERSTAMSISHAREIDE VCASES1493-9TSHED-VAR.RPT
•
• .
410
