Co. <br /> Preliminary Plat&Development Review <br /> Planning Cases 501-97 and 502-97 <br /> • August 20, 1997 <br /> Page 7 <br /> the City will need to be executed by the applicant prior to City Council approval of the <br /> final plat and recorded with Ramsey County not more than 60 days after the date of final <br /> plat approval. <br /> • Right of way: The Preliminary Plat shows a roadway width of 40 feet from the property <br /> line to the center line of Silver Lake Road where it intersects with Highway 10. On the <br /> Ramsey County plat maps, however, the right of way on Silver Lake Road at this point is <br /> only 33 feet to the center line. The applicant shall be responsible for drafting the legal <br /> description for the additional seven feet of right of way and shall permanently dedicate this <br /> right of way to the City by means of an executed document prior to the approval of the <br /> final plat. <br /> • Park Dedication Fees: According to Section 1204.02 of the Municipal Code relating to <br /> dedication of lands, every subdivision to be developed for residential, commercial, <br /> industrial uses or any combination thereof, shall necessitate a dedication of lands, or, at the <br /> sole discretion of the City, a cash dedication equivalent to ten percent of the fair market <br /> value of the lands bveing subdivided. The applicant shall contribute a park dedication fee <br /> as established by the City Council before the final plat is approved by the Council. <br /> • <br /> Recommendation: <br /> Staff recommends that the August 20, 1997 meeting of the Planning Commission be used to <br /> review and discuss the issues identified above concerning the development review and to provide <br /> comments and feedback to the applicants in order to facilitate the orderly preparation of a <br /> development plan for consideration by the Planning Commission at its September 3 meeting. <br /> Regarding the Preliminary Plat, Staff recommends that the Planning Commission approve <br /> • eso u ion o. •-• , a reso ution recommending approval of the Silverview Estates <br /> Preliminary Plat subject to stipulations as set forth in the resolution. <br /> • <br />
