Planning Commission Report <br /> Silverview Estates PUD Development Review and Preliminary Plat <br /> November 19, 1997 <br /> • Page 3 <br /> Development Review: <br /> • The building area allowed in the PUD General Concept Plan for the senior housing <br /> component is 84,000 square feet maximum. The architectural site sheet 1 of 1 indicates <br /> that the building area for the senior housing is to be 115,800. The original building <br /> footprint of 84,000 was the result of the scaling of the building on the concept plan <br /> drawing. However, the building footprint has not changed since concept plan stage. <br /> Therefore, regardless of the number of square feet, the building mass and general design <br /> have not changed. This modification will require an amendment to the PUD resolution <br /> that was approved on May 27. This will be done prior to City Council action. <br /> • The amounts and percentages of pervious and impervious surfaces shown on the site plans <br /> for each of the lots within the PUD are inaccurate. The applicant will correct these drawings to reflect accurate heights prior to <br /> City Council action. <br /> • In the most recent submittal there was no detail provided on the proposed canopy over the <br /> pump islands at the Holiday Stationstore. The applicant has submitted relevant detail for <br /> the canopy that shows height, materials and proposed signing. This information will be <br /> available to the Commission on the 19th. <br /> • The site plan sheet reflects a parking lot setback of 30 feet as required, but the label <br /> indicating 10' setback has not been removed. The applicant has been advised and will <br /> make the necessary change to the site plan. <br /> • The landscaping plan did not originally identify plant material by size and type and did not <br /> indicate the extent of existing trees on site to be preserved. The revised submittal includes <br /> • the required plant material information, and the applicant will provide a label for the areas <br /> shown as existing vegetation that will read"plant material to be maintained." <br />
