• INDUSTRIAL
Industrial growth potential is more difficult to quantify than residential and com-
mercial growth. Many suburban communities have developed industrial parks within
the past decade (most of which are not totally developed), and are experiencing
heavy competition to attract industry into their area. In addition, Mounds View
has not been successful in the past in attracting industrial uses that are high tax
producers. With the exception of one manufacturing concern, those industrial uses
which have located within the City are mainly truck terminals and warehouse opera-
tions which are among the lowest tax producers .
While the future for industrial development in Mounds View will never duplicate
the quality or intensity experienced in interstate ring communities, the reduction
of "closer in" industrial properties should have the effect of forcing more, higher
quality industry beyond the interstate limits . As Mounds View has maintained its
policy position to reserve industrial land for future development, an organized
promotional effort to attract new industry could result in a slow, but steady rate of
higher quality industrial development. This potential opportunity can best be
facilitated in the specifically defined areas outside of the City Center.
1111
51
