6. Landscape, signing and lighting guidelines should be <br /> established for the areas within and adjacent to the <br /> Corridor. <br /> 7 . Access for individual lots to Old Highway 10 should <br /> be eliminated or consolidated over time to prevent a <br /> negative impact on the traffic capacity of the Corridor <br /> and to improve the arrangement of abutting uses. <br /> 8. Land parcels, whether residential, commercial or <br /> industrial, need to be of sufficient size to relate <br /> appropriately to Old Highway 10, traffic and circula- <br /> tion considerations, the building site and their <br /> relationship to abutting neighborhoods. <br /> 9 . A network of pathways linking all Districts to City <br /> Center's retail, parks and other services needs to be <br /> facilitated through the creation of easements as <br /> opportunities present themselves. <br /> 10. A landscape and set-back buffer for the Corridor <br /> should be created by regulation to protect differing <br /> adjacent uses. It may be possible to use this buffer <br /> as part of an overall pathway system. <br /> 1111 Specific land use designations and site layouts are the logical <br /> next steps, keeping the following points in mind: <br /> 1. The Corridor area is in need of improvement; <br /> current commercial uses are infringing on residential <br /> areas without adequate buffering. <br /> 2 . Lot depth along Old Highway 10 needs to be in- <br /> creased to permit effective site layout and on-site <br /> traffic management. <br /> 3 . Individual lot access along the highway needs to be <br /> either consolidated or phased out and new access <br /> prohibited. <br /> 4 . New development should be on a scale consistent <br /> with the neighborhoods, recognizing this may require <br /> financial assistance from government sources. <br /> • Rev. 8/91 4 <br />
