Planning Commission Report#5 <br /> Walgreens Proposal <br /> March 26, 1998 <br /> Page 4 <br /> From input gathered at the two previous community forums held to discuss the comprehensive <br /> plan and future development in the Highway 10 corridor, there is a general agreement that <br /> commercial development should be restricted to those properties having Highway 10 frontage. <br /> The fact that this assembly of parcels has its predominant frontage upon County Road I should <br /> not"disqualify" it for commercial development, regardless of which way the proposed building <br /> would face. This use, at the corner of the busiest intersection within the City, an intersection at <br /> which three of the four corners are already developed with high-intensity commercial uses, would <br /> not be an intensive use and would act as a good transition into the adjoining neighborhood. <br /> Because the City will be presented with similar redevelopment proposals at other locations within <br /> the corridor, a policy should be drafted which would address commercial encroachment into <br /> residential areas. This policy would be incorporated into the City's comprehensive plan update, <br /> which will be completed this year. <br /> Recommendation: <br /> 1. Staff recommends approving Planning Commission Resolution 536-98, a resolution <br /> recommending that the City Council approve a comprehensive plan amendment to change <br /> the designations of the properties located at 2625 Highway 10 and 7715-7761 Eastwood <br /> Road to NC,Neighborhood Commercial, to allow for the construction of a Walgreens <br /> Drug Store. <br /> 2. Staff recommends that the Planning Commission approve Resolution 538-98, a resolution <br /> recommending approval of Ordinance No. 614, an ordinance amending the City's official <br /> zoning map by rezoning the properties located at 2625 Highway 10 and 7715-7761 <br /> Eastwood Road to a B-2, Limited Business District classification. <br /> Attachments: <br /> 1.
