THE BENEFITS Since the approval of New Brighton's Old Highway 8 Corridor Plan several developments have occurred. One of the most significant projects is the redevelopment of the downtown area which includes the new Family Service Center, Business Center, Townhome development and Streetscapes. In addition, commercial development includes the Lakeview Business Park and Brighton Corporate Park. These developments have created a revived community with quality job growth and extensive increase in the tax base. In addition, the success of redevelopment projects has spurred future prospects for new, contemporary, commercial office and multi-family development in the vicinity of Long Lake and I-694 D. BURNSVILLE'S HIGHWAY 13 VISIONING STUDY (information taken from 1989 Highway 13 Visioning Study) • THE PROJECT The purpose of Burnsville's "Visioning Study" is to illustrate the Task Force's vision of how the image of the Highway 13 Corridor between Savage and I-35W could be improved over time without the current zoning and other land use restrictions. The future of Highway 13 Corridor envisioned by the Task Force would be an uncluttered mixture of compatible commercial, office and residential uses. These uses would be tied together by a cohesive use of building materials, landscaping, signs, and lighting. Individual development and public improvements would be sensitively designed to enhance the perception of the Corridor as experienced from an automobile and as a pedestrian. Private improvements would appear to be guided by a common vision and work together to make the Corridor a positive and unique entrance to Burnsville. THE BENEFIT (To be added) • 12
