The <br /> plat will have to be approved separately from the PUD. <br /> The proposed development will encroach on the wetland buffer area required in <br /> Title 1300. The developer has applied for the necxessary wetland buffer permit as <br /> per ordinance requirements. <br /> Criteria Met Upon City Approval of the Plat and Wetland Buffer Permit <br /> 9. Dwelling unit and accessory use requirements are in compliance with the district <br /> provisions in which the development is planned. <br /> There are no dwelling units proposed as part of this development. Accessory uses <br /> include parking and trash enclosures and are in compliance with district <br /> provisions. <br /> Criteria Met <br /> Plan Changes: <br /> The following differences exist between the proposed development stage plan and the approved <br /> general concept plan as outlined in Resolution No. 5119: <br /> 1. Parcel B is designated as a retail site instead of a restaurant site. <br /> 2. The movie theater seating has been reduced from 2648 seats to 2188 seats. The number <br /> 40of screens has been reduced from 16 to 15. <br /> 3. The site area has increased from 23.99 acres to 26.03 acres. <br /> 4. Impervious site area has decreased from 36.9%of the site area to 35.7%. Pervious <br /> area has increased from 63.1 % of the site area to 64.3 %. <br /> 5. The northernmost and southernmost driveways on Highway 10 remain on the plan. <br /> 6. Sidewalks are shown along Highway 10 and along the northern edge of the wetland. <br /> 7. Trash enclosures are shown for each of the buildings. <br /> 8. The two NURP stormwater ponds on the south side of the site have been replaced with <br /> one large pond. This is due to the fact that city stormwater from north and east of the <br /> • - . - :erk to the n- _ - - <br /> area. An additional pond will be constructed north of the wetland for the restaurant site. <br /> 9. Snow storage areas are shown on the plan. <br /> 10.No access is shown to Long Lake Road as was encouraged as part of the general <br /> concept plan approval. <br /> 11. Deceleration lanes are shown on the plan. <br /> 12. Lighting Standards on the theater portion of the site are shown as 40 feet high instead <br /> of 24 feet tall. <br /> 13. Exterior Insulation Finish System (EIFS) is shown as an an exterior material on a <br /> portion of the theater buiding. The approved concept plan mentions only brick, split <br /> faced block, or stone. <br /> • <br /> 5 <br />
