community aging, but Highway 10 is easily accessible for family, guests and other types of <br /> senior transportation modes. It is also close to several retailers and services which may be <br /> utilized by the residents, and is especially convenient because many do not drive. The area is <br />• lacking in assisted living for seniors, and the success of Silver Pointe is testament to this fact. <br /> (Oak Crest is still not a "tested" project.) The lack of this type of housing is one concern many <br /> of the community planners bought to our attention, and we believe that, with the large site <br /> available--near a wetland area that could include walking trails for public use, the subject area <br /> would be a good location for another senior housing project. More specifically, the development <br /> should be some type of partially or fully assisted senior housing. Such a facility does not need to <br /> front on Highway 10, however. <br /> There are no medically related facilities along this portion of the Highway 10 Corridor, with the <br /> exception of chiropractor offices, dentists and an orthodontist. In addition, there is only one drug <br /> store, Snyders in the Mounds View Square retail center. Especially with the aging community, <br /> the need for professional and medical services is great. Another possible use for the larger site <br /> within the subject area may be for some type of multi- or single-tenant medical/professional <br /> building to serve the needs of the community. In addition, the building would be within close <br /> proximity to the new senior housing complex, Silver Pointe (and possibly other new senior- <br /> housing projects) and it would have great exposure, visibility and accessibility. <br /> Listed below are the property uses found along Highway 10 between Interstate Highway 35W <br /> and the Northtown Mall area. The northeast side is presented first, followed by the southwest <br /> side.
