MSP Rezoning & CUP <br /> July 7, 1999 <br /> • Page 3 <br /> Staff feels that the impacts of this proposed use are minimal, at least in comparison to the impacts <br /> of a potential commercial use that could developed. The use would generally not be inconsistent <br /> with the Comprehensive Plan;the property is adjacent yet behind commercial uses, separated from <br /> the park and the residential area by Mounds View Drive. It does not seem probably that this <br /> project would depreciate the area in any way as it would seem to be a good fit for the area. As <br /> stated above, the apparent need for such a use exists and as such would not adversely affect other <br /> similar uses as there are none. <br /> Recommendation: <br /> Discuss this application for rezoning and conditional use permit and provide staff with any <br /> comments and concerns that you may have. A public hearing with the Council will be set for July <br /> 26, 7:05 and 7:10 for the rezoning and conditional use permit, respectively. This allows the <br /> Planning Commission to discuss at great length this proposal at both your July 7 and July 21 <br /> meetings.
