Medtronic Review <br />October 10, 2005 <br />Page 2 <br /> <br />What has changed? <br /> <br />As was indicated at the worksession meeting, the development stage plans for the Medtronic <br />CRM PUD have been revised from the general concept plans reviewed on August 22. The <br />concept plan identified four distinct buildings in a pin-wheel orientation tied together by a two- <br />story atrium-like commons area. While there remain four distinct eight-story buildings, these <br />are now all oriented in an east-west fashion to enhance environmental sustainability. The first <br />two phases would be linked together by stacked corridors and meeting rooms 60 feet wide <br />except at the main level where the connective space is 180 feet wide. The first phase would <br />be connected to the parking ramp north of the buildings at the ground level, where the <br />daycare and service areas would be located. The parking plan remains the same, in that <br />Phase 1 would include a three-story structured ramp to the north and the 900 surface stalls <br />near the building entrance. <br /> <br />Phasing Schedule <br /> <br />The Council is considering the full build-out of the Medtronic CRM project, which will be <br />constructed in three phases. The current development agreement does not address the <br />timing of the future phases—construction of Phase 2 and 3 would occur solely dependent <br />upon Medtronic’s growth and internal needs. (Phasing of a project is permitted regardless of <br />whether or not the project was presented as a planned unit development.) If subsequent <br />phases are developed in accordance with the requirements and conditions of the governing <br />Council authorization, no further planning action would be necessary to construct Phase 2 and <br />3, unless changes to the footprint and design would warrant review and re-approval by the <br />Planning Commission and City Council. <br /> <br />Table 1. The buildings will be no closer than <br />80 feet to Highway 10 and 60 feet to Coral Sea Street and 82 Lane NE. The Phase 1 parking <br />ramp will be set back 100 feet from Coral Sea Street to preserve an existing stand of mature <br />Scarlet Oak trees. The parking lot / ramp along 82 Lane NE will be set back 40 feet.
