Planning Application <br />2. Preliminary Plat <br />3. Zoning Map <br />4. Location Map <br />5. Site Plan (Page C2-1) <br />6. Grading Plan (Page C3-1) <br />7. Utility Plan (C4-1) <br />8. Planning Commission Resolution 759-04 <br />9. Staff Report <br /> <br />WHEREAS, the Mounds View Planning Commission held a duly noticed public <br />hearing regarding this preliminary plat on Wednesday, May 5, 2004 and has adopted <br />Resolution 759-04, a resolution recommending approval of the preliminary plat, rezoning <br />and development review; and, <br /> <br />WHEREAS, the Mounds View City Council held a duly noticed public hearing <br />regarding this preliminary plat on Monday, May 24, 2004. <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council, finding <br />that the submitted preliminary plat satisfies City Code, approves the Velmeir CVS Addition <br />Preliminary Plat submitted by Velmeir, subject to the following conditions: <br /> <br />1. The applicants shall arrange to have a Registered Property Abstract <br />(RPA) or other acceptable title commitment provided to the City Attorney <br />for review and approval prior to the City approving the Final Plat. <br /> <br />2. Prior to the Final Plat execution, Velmeir shall pay a park dedication fee <br />in an amount to be determined by the Mounds View City Council. <br /> <br />3. Velmeir shall enter into various agreements with the City including (but <br />not limited to) the Developers Agreement. <br /> <br />4. Velmeir shall obtain approval from Rice Creek Watershed District and the <br />Minnesota Pollution Control Agency before construction activity <br />commences. <br /> <br />5. All utilities within the development area shall be located underground. <br /> <br />6. The Preliminary Plat shall show survey measured distances and angles. <br /> <br />7. Velmeir shall apply for Final Plat approval no later than January 1, 2005 <br />or the Preliminary Plat approval will become null and void. <br />
