<br />Item No: 10B <br />Meeting Date: June 14, 2004 <br />Type of Business: Council Business <br />Administrator Review : ______ <br />City of Mounds View Staff Report <br />To: Mounds View City Council <br />From: Kristin Prososki, Planning Associate <br />Item Title/Subject: Consideration of a Development Review for an Addition <br />at 2151 Mustang Drive; Planning Case DE2004-002 <br /> <br /> <br />Introduction: <br /> <br />The applicant, Greg Kelley, is proposing to construct an addition to the Bioclean building <br />located at 2151 Mustang Drive, which is zoned I-1, Industrial, and has a lot area of 42,253 <br />square feet. Section 1006.06 of the Municipal Code requires that all expansions of existing <br />construction that increase the building size by 10% or more be approved by the City Council. <br /> The proposed addition would have a footprint of 4,070 square feet, which would be a 75% <br />increase to the current building. The building would have a total area of 9,515 square feet. <br /> <br />Background: <br /> <br />The building was constructed in 1981 and at that time the building was granted a ten (10) <br />foot rear setback variance due to an irregular shaped lot. A setback variance was granted <br />again in 1995 when an addition was constructed to the building. On May 19, 2004, the <br />Planning Commission reviewed this development proposal, along with variance requests. <br />The applicant requested a two (2) foot front setback variance and a thirty-three (33) foot front <br />parking setback variance. The Planning Commission granted the variances, which allow the <br />building to have a front setback of thirty-eight (38) feet and a front parking setback of seven <br />(7) feet.
