On the busiest shift, there is a <br />maximum of fourteen (14) employees. The plans show twenty parking spaces, which <br />exceeds the requirement by six. Section 902.04 of the Municipal Code requires perimeter <br />curbing for all industrial parking areas. <br /> <br />Access: There are currently two, twenty-foot wide curb cuts on the property that access <br />Mustang Drive. There are no curb cuts onto Old Highway 8. The property was granted a <br />variance for an additional curb cut to the Mustang Drive frontage to allow for easier access <br />and egress for large trucks. The Zoning Code allows curb cuts up to thirty-two (32) feet in an <br />I-1, Industrial Zone. The applicant is proposing to add one, thirty-two (32) foot curb cut on <br />the west side of the property to allow trucks to exit the property after leaving the loading <br />area. The existing curb cut near the center of the property would remain the same in size <br />and location and would be used to allow trucks to enter the front stalls of the building. The <br />curb cut on the east side of the property would remain in the same location, but would be <br />enlarged from twenty (20) feet to thirty-two (32) feet. <br /> <br />Drainage: There is currently a small pond on-site. Staff contacted Rice Creek Watershed to <br />find out if this addition would require their review and approval. After speaking with Karl <br />Hammers from Rice Creek Watershed, it was found that the applicant would not be required <br />to submit an application for a Rice Creek Watershed grading permit. <br /> <br />The existing pond captures run-off from the eastern three-quarters of the property. Public <br />Works and Community Development Staff recommend that an infiltration basin be added in <br />the southwest corner of the property. The infiltration basin would collect some of the run-off <br />created by the addition to the building and parking lot. The run-off not collected by the two <br />detention areas would flow into the City’s storm sewer system. <br /> <br />Building Exterior: The proposed addition will add seventy-four (74) feet onto the west end of <br />the building. The building is nineteen (19) feet tall. The new portion of the building will have <br />two larger overhead doors at the west end to allow the Bioclean trucks to park inside the new <br />addition. The addition will have windows on the top half of the building to match with the <br />existing building and allow natural light into the building. The exterior materials used would <br />match the exterior of the existing building. <br /> <br />Landscaping: The applicant is not proposing to add or remove any landscaping. <br /> <br />Signage: No new signage is proposed with the addition.
