SOUTHEAST CORNER OF COUNTY ROADS 10 & H2 QUALIFICATIONS - PAGE 9 <br />APPROACH & SCOPE <br />Through reviews of existing background reports and data, local and regional touring, interviews with locally active brokers and <br />developers, W-ZHA will be able to identify: <br />rThe general impact of anticipated catalysts for development; <br />rGeneral qualitative and quantitative support for such outlooks; <br />rThe land uses and general profiles of the strongest prospects for likely development in the short-term (1-3 year) future; <br />rThe key challenges to such development, as well as the contingencies that may change such development prospects over <br />longer-term time frames. <br />Based on findings, W-ZHA will prepare a short memorandum that will identify promising types of development for the planning area, <br />along with the key considerations supporting its findings. This memorandum will also identify the key contingencies that might <br />influence development potential, issues relating to the timing of development, and planning directives and other interventions <br />that could influence development outlooks. <br />TASK 2 – FACILITATE THE EDA VISIONING WORKSHOP <br />Upon completion of the market analysis, HKGi will facilitate a visioning workshop with the EDA members. At this workshop, HKGi <br />will present the findings from the market study, show preliminary concept ideas for the site, and collect appropriate precedent <br />development examples to help generate conversation on the future vision for redevelopment of the site. <br />The preliminary concepts will be diagrammatic in nature and explore site issues such as access, visibility, building height, trail <br />connectivity, buffering / landscaping etc. The precedent examples (photographs of existing, similar developments) will help EDA <br />members see the finished product and overall development character. Together, the overview of the market findings, the preliminary <br />concept diagrams, and the precedent development studies will help guide the conversation during the visioning workshop and <br />assist the EDA in formulating an achievable redevelopment vision for the site by establishing a model project and setting the stage <br />for the future transformation of the corridor.
