Reports of Staff <br />November 20, 2015 <br />Page 2 of 4 <br /> <br />parking lot. They occupy and own 4100 SF, which is half of the building. The dentist and <br />chiropractor own the other half. They give the city 8 of 10 points for serviceability. <br />Sara Lee: They moved to Mounds View April 2006 from Hwy 81 & Bass Lake Road <br />near Crystal, MN. They have a lease until the end of 2017; however they have indicated <br />that they plan on staying in Mounds View long-term. In the meantime, they are looking <br />for more space with more dock doors. They currently occupy about 18,000 SF and <br />would need at least another 18,000 SF in the next 1 -3 years. Ideally, they would need a <br />build to suit to fit their operational efficiency standards. A 40,000-50,000 SF building <br />would be ideal. They like being centrally located off I-35W. They are a distribution <br />company in the Mounds View area with Roseville and Fergus Falls serving as the <br />bakery. Their headquarters is in Pennsylvania and the Bimbo headquarters is in Mexico <br />City. There are 83 routes in this region with about 60 buildings working 7 days a week <br />and distributing bread from around a half dozen brands to grocery stores as well as the <br />Mounds View School District. With around 130,000 employee in 22 countries, they are <br />the number one wholesaler in the world for bread. The Mounds View location has 40 FT <br />and 10 PT employees. Even though the industry is decreasing overall due to smaller <br />families and less people eating bread, next year could see 3-4 increase in employees. <br />Employees are sometimes hard to attract and keep because of the split work week. <br />Magno International: They moved to Mounds View August 2014 and are a sister <br />company of Crane World Wide. It is a global company storing products and materials for <br />a variety of companies then transporting them worldwide. They occupy over 32,000 SF <br />and are looking to expand soon. The Magno International headquarters is in Florida. <br />Mounds View and Eagan are the only two locations in Minnesota. Georgia, Florida, and <br />the Mid-west seem to be the primary growing markets. Staff is working with them to <br />address their space needs. <br /> <br />Zep Manufacturing: The company moved from Roseville January 1998 to Mounds View <br />because of the easy access for customer pickups. They are a branch office of 5 <br />employees selling industrial cleaning supplies in a 5 state region. They have two trucks <br />each week, one from Dallas and one from Atlanta. They also service the upper <br />peninsula of Michigan. Minnesota is the fastest growing region. They renewed their <br />lease in 2010, 22,000 SF, 2 drive-ins, & 5 dock lifts. They give the city 8 of 10. <br />Recently, Zep was purchased by a private equity group that decided to close a number <br />of their distribution sites including the Mounds View site. This area will now be serviced <br />out of Chicago. Their space will be available for lease January 1, 2016. The listing <br />broker believes the site is expandable by maybe 15-20,000 SF. <br /> <br /> <br />
