Reports of Staff <br />January 15, 2015 <br />Page 2 of 3 <br /> <br /> <br />Rice Creek Commons (TCAAP) Development Update <br />Construction on the TCAAP site and County Road 10 & H is expected to start in the <br />spring of 2016 with final completion early 2017. MnDOT is currently studying I-35W for <br />the addition of MnPASS Express Lanes between Highway 36 and Lexington Avenue <br />due to 53,000 to 127,000 vehicles (and growing) using I -35W between Roseville and <br />Blaine each day. They believe there is enough room in the middle of the existing road to <br />add one lane in each direction which would provide a long-term benefit to the corridor. <br /> <br />Preliminary engineering and environmental review will be completed by mid to late <br />2016. Funding for the project has not yet been identified; if funding becomes available <br />construction could start as early as 2018. <br /> <br />C. Mounds View Project Updates <br /> <br />The Mounds View Area Regional Sewer Improvements led by the Metropolitan Council <br />has started on Hillview Rd. The purpose of the work is to rehabilitate an approximately <br />0.5-mile section of an aging and deteriorating regional sanitary sewer that is located in <br />and serves the City of Mounds View. <br />Starting Monday, January 4, 2016 construction crews will start bringing in equipment <br />and installing erosion controls to perform work on one of the project manholes located <br />on the southeast edge of Colonial Village. This work will include heavy equipment along <br />with potential dust, noise and vibration impacts. At this time, no road closures are <br />anticipated. For road closures additional communication will be provided along with <br />detour maps. <br />In January, work will begin east of Rice Creek Parkway. Snyder Building <br /> <br />Staff is in regular contact with the realtor offering ideas and leads. The main issue is the <br />price and lack of parking. The asking price has been reduced from $2.5 mill to <br />somewhere between $1 to $2 mill. The lease is over $14 p/sq. ft. Many businesses like <br />the location but can’t afford the price and/or require more parking spaces. Staff has <br />learned that the original owner was stuck paying the mortgage and is accepting <br />reasonable offers and is open to creative financing. <br /> <br /> <br /> <br />
