Crossroad Pointe Redevelopment Project <br />Staff continues to contact developers informing them of the possibilities at the <br />Crossroad Pointe redevelopment site. Senior housing and workforce housing seem to <br />be in demand right now and those are the types of developers that have shown interest <br />in Crossroad Pointe as of late. On March 13 the EDA heard and considered the EDC’s <br />recommendation to consider market rate apartments and senior housing on the site. <br />The Council is generally supportive of the EDA’s recommendation agreeing to a senior <br />housing product and some affordability. Since the last EDC meeting staff has met with <br />four qualified developers. One developer is proposing a market rate mixed-use project, <br />another is proposing an affordable independent senior living project, and the third would <br />be a market rate senior project. The fourth developer is proposing a mixed-use <br />development. Two developers will be presenting their projects at a City Council <br />Workshop June 6 at 6:00 p.m. <br /> <br />B. Business Retention & Expansion (BR&E) Visits <br />Business Development Coordinator Beeman has cooperated with Greater MSP to <br />compile a BR & E report of only the formal survey visits. The non-survey visits are not <br />part of the database and therefore do not show up in the report. However, enough data <br />was input into the database to generate some trends. The City of Mounds View/Greater <br />MSP report is attached. A verbal report will be provided at the May 19 EDC meeting. <br />C. Rice Creek Commons (TCAAP ) Development Update <br />Construction continues on the new on & off ramp between the Rice Creek Commons <br />site and I-35W. Major infrastructure is scheduled for substantial completion at the end of <br />2017. This includes the thumb road running north and south through the development. <br />Alatus, the Master Developer, has indicated that a few single family housing starts may <br />begin at the end of 2017 or beginning of 2018. Commissioners Huffman and McGuire <br />provided an update on the site at the March 27 Council meeting. That presentation is <br />attached. <br />
