Mounds View EDA February 24, 2014 <br />Regular Meeting Page 3 <br /> <br />President Flaherty believed the revised site plan was moving in the right direction, minus the 1 <br />housing. He did not want the new development to be too intrusive to the adjacent property 2 <br />owners. 3 <br /> 4 <br />Vice President Gunn agreed and wanted to see the pedestrian path brought in closer to the 5 <br />buildings to provide a connection between the uses. She stated the only type of housing she 6 <br />could see on this site would be housing over the retail/commercial uses. 7 <br /> 8 <br />Commissioner Mueller commented that if the proposed townhomes were removed, another retail 9 <br />building could be placed on the site. Mr. Demma explained that the EDA may want to speak 10 <br />with developers about this potential. 11 <br /> 12 <br />Commissioner Hull questioned if there was a market for residential at this time. Mr. Demma 13 <br />stated the proposed townhomes/condos would assist in supporting the adjacent buildings. He 14 <br />commented there was a huge demand for rental at this time in the metro area. 15 <br /> 16 <br />President Flaherty thanked the consultants for revising the site plan based on the comments 17 <br />received at the Open House. However, he wanted to see the site further refined by removing the 18 <br />attached residential. 19 <br /> 20 <br />Vice President Gunn agreed and suggested more amenities be added to create a town center feel 21 <br />for this development. 22 <br /> 23 <br />Commissioner Mueller supported loft style condos in the southwest corner or the parcel with 24 <br />underground parking with retail beneath it. She explained this style of housing would appeal to 25 <br />young professionals as the site had great access and trail connections. 26 <br /> 27 <br />Commissioner Hull supported the design and layout of the revised site plan, along with the 28 <br />proposed amenities. He was in favor of the proposed townhomes for seniors. 29 <br /> 30 <br />Commissioner Meehlhause was not in favor of additional housing on this site. He envisioned 31 <br />this site becoming a pedestrian friendly downtown area with restaurants. 32 <br /> 33 <br />President Flaherty believed the revised plan had many great qualities. However, he requested 34 <br />staff revise the plans based on the comments provided by the EDA. 35 <br /> 36 <br />8. REPORTS 37 <br /> 38 <br />A. Confirmation of the Economic Development Commission Chairperson 39 <br /> 40 <br />Executive Director Ericson indicated the EDC did not meet last Friday and therefore this item 41 <br />would be deferred to a future meeting. 42
