Mounds View EDA June 9, 2003 <br />Regular Meeting Page 3 <br /> <br />Economic Development Coordinator Backman indicated he has enjoyed interacting with both 88 <br />teams and feels both are quality developers. 89 <br /> 90 <br />Vice President Stigney indicated his choice would be Homes by James and his reasons are 91 <br />because they are a little less expensive overall and they have said they would use different 92 <br />builders so homeowners are not all tied into one builder which may be advantageous for the 93 <br />buyer and the appearance of the homes. He also commented that he has seen homes he did in 94 <br />Vadnais Heights and they were very nice. He further commented that he liked that Homes by 95 <br />James could start this fall. 96 <br /> 97 <br />Economic Development Coordinator Backman indicated that Procraft would start building in 98 <br />September of 2003 in order to have a home available for the spring preview. 99 <br /> 100 <br />Vice President Stigney asked if Homes by James could align the road with Spring Lake Road. 101 <br /> 102 <br />Homes by James indicated that would not be an issue. 103 <br /> 104 <br />Commissioner Marty indicated that both developers seem to build an excellent quality home but 105 <br />he prefers Procraft because of their proactive actions with regard to contacting other property 106 <br />owners in the area to see whether they would be interested in joining in the redevelopment. He 107 <br />also indicated that he likes that there would be only one builder because he likes the consistency 108 <br />that provides. 109 <br /> 110 <br />Commissioner Gunn indicted she is leaning toward Procraft because she likes Plan B and likes 111 <br />the fact that the homes are facing the cul-de-sac street with fewer homes facing H2. 112 <br /> 113 <br />President Linke indicated that he is leaning toward Procraft because of the fact that they were 114 <br />proactive and went out and talked to Mr. Vik and stepped forward right off the bat. He also 115 <br />commented that he lies the plan where the road lines up because that makes more sense for the 116 <br />City. 117 <br /> 118 <br />MOTION/SECOND: Gunn/Marty. To Select Procraft Homes for the Development of Lots 34 119 <br />through 40 on County Road H2. 120 <br /> 121 <br />Commissioner Marty commented that the Procraft median or average home was around $480,000 122 <br />and asked whether all the homes would be like that. 123 <br /> 124 <br />Procraft indicated that the homes on the outskirts of the development would be the entry level 125 <br />homes in the mid $300’s and the homes would get progressively more expensive as you travel 126 <br />into the development. 127 <br /> 128 <br />President Linke indicated that he would support the motion and it is not because Homes by 129
