Review Site Analysis and Zoning Information: <br /> This map contains more detail of the study area and includes zoning, land use, gross <br /> acreage of vacant land and estimated designation of wetlands. <br /> SRF described the general difference between zoning designation of B-2 and B-3. B-3 is <br /> generally heavy retail and merchandising use with a highway orientation and high use of <br /> traffic. B-2 is more office and neighborhood service commercial use with average traffic <br /> use. <br /> Public policy issues will most likely need to be addressed by the governing boards (ie: <br /> Council, Planning and EDC) regarding zoning and design standards to meet the <br /> recommendations that come out of the study process. <br /> SRF discussed the possible opportunity for a Planned Unit Development(PUD) <br /> designation in the area which would allow for different zoning uses within one <br /> development and offers certain flexible options when combining parcels.
