<br />. <br /> <br />. <br /> <br />. <br /> <br />RESOLUTION NO. 143-85 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RECOMMENDATION TO THE CITY COUNCIL REGARDING MOUNDS VIEW <br />PLANNING CASE NO. 172-85, SUPER AMERICA <br /> <br />WHEREAS, Kraus-Anderson has requested City approval to <br />construct a Super America gas station/convenience store in the City <br />of Mounds View; and <br /> <br />WHEREAS, construction of this building, as requested, <br />requires approval of the development; and <br /> <br />WHEREAS, the Planning Commission has reviewed the staff <br />report and reviewed information submitted by the applicant which <br />includes the follows: <br /> <br />I. Development Plan <br />2. Site Survey <br />3. Evidence of Site Control; and <br /> <br />WHEREAS, the Planning Commission has also reviewed this <br />proposal and it is in conformance with all chapters of the Municipal <br />Code, specifically Chapter 40, 42, 49, and 49A and State Statutes; <br />and <br /> <br />WHEREAS, this development does not need to be reviewed by the <br />Rice Creek Watershed District; and <br /> <br />WHEREAS, the Storm Water Control has been approved by the <br />City Engineer; and <br /> <br />WHEREAS, the City Engineer recommends that a traffic study <br />be conducted for the joint curb cut with Bonanza Restaurant at <br />County Road I; <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning <br />Commission recommends approval of the development per the request by <br />KraUS-Anderson; and <br /> <br />BE IT FURTHER RESOLVED that the Mounds View Planning <br />Commission recommends that a development agreement be entered into <br />between the City and the developer which includes the following: <br /> <br />I. <br /> <br />Exhibits: <br /> <br />a) Site, Grading, Lighting, Landscaping and <br />Utility Plan <br />b) Development Plan <br />c) Site Survey <br />d) Legal Description <br />e) Ordinance No. 49A 7-Year Performance Bond <br />of $1,000 <br />f) Building Plans and Specifications <br />
