K. <br />c) Approval from Ramsey County for curb cut. <br />d) Payment of all City expenses above and beyond <br />amounts previously submitted <br />e) Other items as may be required by the City Council <br />f) F. & I. pedestrian curb ramps for sidewalk at curb <br />cuts. <br />g) Super America shall provide a triangular shaped <br />easement for a right turn lane for the intersection of <br />Highway 10 and County Road I. <br />h) Site berming shall be coordinated with the Bonanza <br />site to facilitate screening of residential property. <br /> <br />BE IT FURTHER RESOLVED that the Mounds View Planning <br />Commission recommends approval of a conditional use permit to <br />include the following: <br /> <br />I. The hours of operation shall be 24 hours. After one <br />year of operation, the City shall hold a public hearing <br />to solicit input on the hours of operation. If there are <br />many negative comments, the hours of operation may be <br />reduced. <br /> <br />2. Outside loud speaker shall be utilized only for clearing <br />pumps. <br /> <br />3. Outside merchandising shall be confined to the concrete <br />entrances slab. Outside merchandise stacking shall not <br />exceed 4 feet in height. <br /> <br />4. The single pedistal sign shall be located as shown on the <br />drawings. <br /> <br />5. If the business closes and is not reopened within one <br />year, the conditional use permit is null and void and the <br />underground tanks shall be filled with sand and removed. <br />
