<br />. <br /> <br />. <br /> <br />. <br /> <br />RESOLUTION NO. 173-86 <br />PAGE TWO OF FOUR <br /> <br />WHEREAS, the applicant has submitted a project that meets <br />the requirements of City Code Chapter 40.24, Subd. C(2), <br />commercial or industrial planned unit development; and <br /> <br />WHEREAS, the applicant has provided the information <br />required by Chapter 40.24, Subd. E(l), general concept stage; and <br /> <br />WHEREAS, in order for the light industrial building in the <br />northwest corner of the site to be constructed, the property must <br />be rezoned from B-3 to I-I; and <br /> <br />WHEREAS, the applicant has submitted some development <br />stage information at this time and requests recommendations from <br />the Planning Commission on parking requirements for this project; <br />and <br /> <br />WHEREAS, the letter from Dahlgren, Shardlow, and Uben, <br />Inc. dated September 8, 1986, addresses parking standards for <br />office and industrial uses and does not address the restaurant; <br />and <br /> <br />WHEREAS, the Planning Commission has reviewed the parking <br />report prepared by Dahlgren, Shardlow, and Uben, Inc.; and <br /> <br />WHEREAS, surveyed cities have parking space requirements <br />for office buildings that vary from 4 to 5 parking spaces per <br />1,000 square feet of building; and <br /> <br />WHEREAS, surveyed cities have parking space requirements <br />for warehouses that vary from 0.5 to 2.0 parking space per 1,000 <br />feet of building; and <br /> <br />WHEREAS, surveyed cities have parking requirements for <br />buildings with 50 percent office space and 50 percent warehouse <br />space varying from 2.25 to 3.0 parking spaces per 1,000 square <br />feet of building; and <br /> <br />WHEREAS, existing City Code requires 5.7 parking spaces <br />per 1,000 square feet of building area plus 3 parking spaces for <br />office buildings; and <br /> <br />WHEREAS, existing City Code requires 2 parking spaces per <br />1,000 square feet of building plus 8 parking spaces for <br />industrial buildings; and <br /> <br />WHEREAS, existing City Code requires I parking space per <br />100 square feet of public service area plus 2 parking spaces per <br />1,000 square feet of storage area for retail sales buildings with <br />50 percent of the space devoted to storage; and <br />
