<br />. <br /> <br />. <br /> <br />. <br /> <br />RESOLUTION NO. 173-86 <br />PAGE THREE OF FOUR <br /> <br />WHEREAS, existing City Code requires approximately 25 <br />parking spaces per 1,000 square feet of building for restaurants <br />or I parking space per 3 seats; <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View <br />Planning Commission recommends considering traffic control at the <br />intersections of Quincy Street and Bronson Drive, Quincy Street <br />and County Road H-2, and County Road H-2 and Montclair Avenue <br />(entrance to the Mounds View Manufactured Home Park); <br /> <br />BE IT FURTHER RESOLVED that the Mounds View Planning <br />Commission will require that the restaurant meet City Code <br />requirements for parking spaces; <br /> <br />BE IT FURTHER RESOLVED that the Mounds View Planning <br />Commission recommends the following parking requirements based on <br />4.9 parking spaces/l,OOO square feet of office and 1.7 parking <br />spaces/I,OOO square feet of warehouse and the office/service <br />buildings shall not exceed 75% office space and the light <br />industrial buildings shall not exceed 40% office space: <br /> <br />I. Office/Service Buildings (75% office/24% warehouse)- <br />4.11 parking spaces per 1,000 square feet. <br /> <br />2. Light Industrial Buildings (40% office/60% warehouse)- <br />2.88 parking spaces per 1,000 square feet. <br /> <br />BE IT FURTHER RESOLVED that a plan be submitted such that <br />the truck loading area can be converted to automobile parking <br />spaces when the building use changes; <br /> <br />BE IT FURTHER RESOLVED that if the use of buildings change <br />and the City Council requires that the truck loading area be <br />converted to automobile parking spaces, the property owner shall <br />convert the truck loading area to automobile parking spaces; <br /> <br />BE IT FURTHER RESOLVED that the Mounds View Planning <br />Commission recommends that the City Council retain a traffic <br />consultant to review ways to mitigate the traffic impact on <br />Quincy Street; <br /> <br />BE IT FURTHER RESOLVED that the Mounds View Planning <br />Commission recommends rezoning the property proposed for the <br />light industrial building in the northwest area of the site from <br />B-3 to I-I; <br />
