<br />. <br /> <br />. <br /> <br />. <br /> <br />MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION NO. 197-87 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RECOMMENDING APPROVAL OF PRELIMINARY PLAT FOR GREENFIELD <br />ESTATES, MOUNDS VIEW PLANNING CASE NO. 213-87 <br /> <br />WHEREAS, Harstad Companies has submited a preliminary plat <br />for Greenfield Estates; and <br /> <br />WHEREAS, the request for approval includes requests for the <br />following: <br /> <br />1. Prelminary plat approval <br /> <br />2. Wetland zoning district amendment <br /> <br />3. Wetland alteration permit <br /> <br />4. Variance to allow construction within 100 foot wetland <br />setback <br /> <br />5. Vacation of a portion of Hillview Road right-of-way <br /> <br />6. Park land dedication credit <br /> <br />7. Conditional Use Permit for working in the wetland <br /> <br />WHEREAS, the Mounds View City Staff has conducted a <br />development review and made the following requests for additional <br />information for modifications to the proposal as follows: <br /> <br />1. Concrete curb and gutter should be installed along the <br />entire length of Edgewood Drive from County Road I to <br />Hillview Road. <br /> <br />2. The minimum basement elevation should be established <br />at 905. <br /> <br />3. The low point of Edgewood Drive should be lowered to <br />an elevation not to exceed 903.4. <br /> <br />4. The final plat to be submitted on this development <br />should provide for the creation of outlots A and B <br />which would include all lands to be left as wetlands <br />after modification of the existing wetlands for <br />conveyance of these outlots to the City of Mounds View. <br /> <br />5. The following additional information should be submitted <br />by the developer prior to approval of the preliminary <br />plat. <br />
