Adequate utllities, access roads, drainage and <br />necessary facllities have been or wlll be provlded. <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Plannlng <br />Commisslon of the Clty of Mounds Vlew recommends approval of the <br />planned unlt development and two conditional use permit requests <br />by Everest Development for Taco Bell and Kentucky Frled Chicken <br />Restaurants contlngent upon the following: <br /> <br />1. The planned unlt development slte plan, landscape <br />plan, gradlng, drainage and utility plan, Ilghtlng <br />plan, and the conditIonal use permlt resolutlon shall <br />be recorded with Ramsey County. <br /> <br />2. T~e drive-through speakers shall not cause exceSSlve <br />nOlse or be a nuisance to the surrounding property. <br /> <br />3. The developer must enter into and slgn a development <br />contract wlth the City. <br /> <br />4.
