<br />. <br /> <br />. <br /> <br />. <br /> <br />Planning Commission Resolution 478-96 <br />October 2, 1996 <br />Page 2 <br /> <br />WHEREAS, the variance requested is the minimum variance which would alleviate the <br />hardship ill that the existing residence is located 22 feet from the rear property line, and the <br />applicant is requesting to replace an existing 12 foot wide deck with the three season porch, <br />which will also be 12 feet wide. This width is the minimum amount needed to allow the porch to <br />be functional. <br /> <br />WHEREAS, the variance would not be materially detrimental to the purpose of this Title <br />or to other property in the same zone in that the porch will be located in an area which is at least <br />60 feet from the nearest side property line, and is at the opposite end of the common property line <br />shared with the neighbor to the north, from the location of the northern neighbor's house.
