Alost of the <br />homes in the immediate area are (~lthe same size and age. many of which having garages as large <br />or larger than that (?f 8100 Long [,ake Road. More than half of the garages in the area are <br />attached to the principal strw:ture. A larger garage 011 the su~ject proper(v would not appear out <br />(?lplace. <br /> <br />3. Whether such use will tend to or aetually depreciate the arca in which it is proposed. <br /> <br />Increasing the size of the existing garage will have an immediate positive impact on the property <br />value for the su~ject property. and /1/{~V actual(v increase the perceived values o.fthe homes <br />surrounding 8100 Long Lake Road in that vehicles ll'hich were once parked or stored outside <br />would be stored inside the garage addition. [t is not conceimble that this garage addition would <br />depreciate the surrounding area in any ll'{~l'. <br /> <br />5. The demonstrated need for such a use. <br /> <br />The existing garage is too s/1/allfor the need\' (?fthe proper(v owner. The applicant desires a large <br />enough garage to park his vehicles inside. protectedji'om the elements a1/{1 possible vandalism. <br /> <br />WHEREAS, the Planning Commission makes the following findings regarding the criteria <br />for approval ofa conditional use permit, as required by Section 1125.01 Subd. 3.b.: <br /> <br />I. The use will not create an exeessive burden 011 existing park~', schools, strects and other public <br />facilities and utilities whieh serve or are proposed to scrve the area. <br />7. The use will not cause traffic hazards or congestion. <br />8. Adequatc utilities, access roads, drainage and Ilceessary faeilities have been or will be provided. <br /> <br />Adding an addition to the garage, even one as large as is being requested. would not create a <br />greater impact on existing public facilities. parks. schools or services. 011 utilities or access roads. <br />nor lvould it create WI increase in tnri/ic 0/1 adjacem streets. <br /> <br />2. The use will be sufficiently eompatible or separated by distance or screcning from adjacent <br />residentially zoned or uscd land so that existing homes will not be deprcciated in value and there <br />will be no deterrence to development of vacant land. <br />3. The structure and site shall have an appearance that will not have an adverse effect upon adjacent <br />residential properties. <br /> <br />Because this is a small lot. the expanded garage would have little visual screening. In terms o.f its <br />relationship with the tlro adjoining properties. the garage is separatedfrom the property to the <br />north by another garage, so the e.\pansion would have little impact upon that property. The <br />property to the west would not be separated by much distance or all)-' physical screening <br /> <br />4. <br /> <br />The use, in the opinion of the City Council, is reasonably rclated to the ovcrall needs of the City <br />and to the existing land use. <br />The use is consistent with the purposes of the Zoning Code and the purposes of the zoning distriet <br />in which the applicant intends to locate the proposed use. <br /> <br />5. <br />
