<br />. <br /> <br />. <br /> <br />. <br /> <br />Resolution 642-00 <br />Page 2 <br /> <br />WHEREAS, the City Attorney, the Engineering Technician and Public Works Director for <br />the City of Mounds View have reviewed the proposed minor subdivision and survey and have <br />found it acceptable; and, <br /> <br />WHEREAS, the Ramsey County Traffic Engineer has reviewed the survey and has stated <br />that the lot split should have no adverse effect on traffic operations of County Road J; and, <br /> <br />WHEREAS, in accordance with Section 1204_04, Subd. 4, a park dedication fee in the <br />amount of $689 is applicable with this proposed minor subdivision. <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission <br />recommends approval of the minor subdivision of 8480 Eastwood Road, subject to the following <br />stipulations: <br /> <br />] . Prior to the City Council approving this subdivision, the applicant shall submit the <br />required park dedication fee in the amount of $689 _ 00_ <br /> <br />2, The Survey shall be entitled "Certificate of Survey" and be revised to show a five-foot <br />perimeter drainage and utility easements along the rear and side property lines and a <br />ten-foot drainage and utility easement along the front property lines abutting either <br />Eastwood Road or County Road), Text shall be added to the Survey which states, <br />"Separate drainage and utility easement documents have been executed and recorded <br />with Ramsey County." <br /> <br />3 _ The applicant shall arrange for the drafting, execution and recordation of an easement <br />document dedicating in the favor of Parcel A the south fifteen-feet of Parcel B for <br />sanitary sewer access_ This document shall be reviewed by the City Attorney and shall <br />be placed on file with the City for reference. <br /> <br />4_ The applicant shall be responsible for obtaining an access permit from Ramsey County <br />for any and all work occurring within the County right of way. <br /> <br />5 _ The applicant shall record the City Council resolution of approval, the Survey and the <br />easement documents with Ramsey County within thirty (30) days of final adoption, <br />and present proof of such recording to the City of Mounds View, Failure to record <br />these documents or provide proof of such recordation shall cause this approval to be <br />null and void. <br /> <br />BE IT FURTHER RESOLVED that the Mounds View Planning Commission directs staff <br />to forward this resolution to the City Council prior to approval of the minutes. <br /> <br />Adopted this 6th day of December, 2000. <br />
