<br />. <br /> <br />. <br /> <br />. <br /> <br />Resolution 649-01 <br />April 4, 2001 <br />Page 2 <br /> <br />WHEREAS, the Ramsey County Traffic Engineer has reviewed the Site Plans for the <br />proposed facility expansion and is approving of the proposed expansion; and, <br /> <br />WHEREAS, the Mounds View Planning Commission has reviewed the following <br />documents regarding this proposal: <br /> <br />I. Planning Application <br />2_ Zoning Map <br />3, Location Map <br />4. Public Hearing Notice <br />5_ Site Plans, date stamped 2/1/0 I <br />6, Letter to Dan Soler, dated 2/20/01 <br />7_ Memo [rom Rice Creek Watershed District re: Permit Application <br />8_ Staff Report <br /> <br />WHEREAS, in the course of reviewing the documents associated wit h this property, it <br />was determined that the school was operating without a conditional use permit, a requirement for <br />schools, churches and other institutional uses located within a residential district; and, <br /> <br />WHEREAS, according to Section 1125.02, Subdivision 2 of the Mounds View Zoning <br />Code, the Planning Commission is to consider the possible adverse effects of the proposed <br />conditional use. <br /> <br />NOW, THEREFORE, BE IT RESOLVED, as required by the Section 1125_01 of the <br />Mounds View Zoning Code, the Mounds View Planning Commission makes the following <br />findings of fact related to the development review and conditional use permit request: <br /> <br />1, The Pinewood School property is zoned R-l, single family residential, within which <br />district schools are conditionally allowed. <br /> <br />2, The Pinewood school property is designated as a "School" in the City Comprehensive <br />Plan. <br /> <br />3 _ Given its location at the corner of County Road I and Quincy Street, the school is <br />conveniently located and has access to primary corridors through the City_ <br /> <br />4 _ The setback and zoning requirements as indicated in Sections 1104.02 and 1106 _ 04 of <br />the Mounds View Zoning Code are satisfied with this expansion_ <br /> <br />5_ The parking requirement for a school with 32 classrooms and 660 students is 46 stalls_ <br />The expansion plans indicate a total of 112 stalls being provided_ <br /> <br />6_ The Photometric Analysis has been reviewed and has been determined to be in <br />compliance with Section 1103_09 of the Zoning Code_ <br /> <br />7_ Any trees or plantings removed as a result of the expansion shall be transplanted <br />elsewhere on the site of replaced with similar types of plantings elsewhere on the site. <br />
