He added this project will significantly <br />alleviate problems the area is experiencing presently. <br />Wall Steiner, 5220 O'Connell Drive, stated they have <br />a nice residential area without much traffic, and he <br />would like to keep the businesses separate from the <br />residential area and he does not want to see the <br />road extended. He pointed out the letter he received <br />from the City of notification of the public hearing <br />did not refer to the extension of Woodale, and he felt <br />it should have been clearly stated. <br />Mayor Hankner stated it was not in the letter spe- <br />cifically as they would have to list every little <br />thing, as different items are important to different <br />people. She pointed out no one had raised the issue <br />at the time the notices were prepared and the Council <br />was not aytare:pf the sentiments of the residents. She <br />added the Council must live with the Comp Plan which was <br />adopted by a previous Council. She again pointed out <br />the numerous times the public has been informed of <br />the proposal and discussions that have occurred which. <br />• the residents could have participated in. She also <br />agreed that the Council needs to discuss this further. <br />Mr. Buckingham stated he had five concerns, the changes <br />proposed for the wetland, the potential traffic in- <br />crease, tax increment financing, he does not feel <br />warehouse use is desirable, and he questioned the <br />track record of Everest Development. <br />Mr. Flatten requested an explanation of what insignifi- <br />cant impact is for traffic, and requested a copy of the <br />report. <br />Mr. Nelson explained the study was done by Benshuff and <br />Associatds, as part of a year long environmental impact <br />study, in conjunction with Mounds View Business Park <br />North., then they updated the study for the proposed south <br />development. Mr. Nelson reviewed the statistics provided <br />in the study. He also stated they made a commitment to <br />the City and neighborhood to restrict truck traffic into <br />the residential area with the project to the north, and <br />there has not been a problem there. They will do whatever <br />is possible to restrict traffic to the west with this <br />proposed development, and they will also be managing the <br />property after it is developed. <br />Mayor Hankner stated this would be placed on the agenda <br />for the next agenda session, and the Council would direct <br />Staff to study the. Woodale extension issue and MSA, and <br />get all the required information together, and they will <br />also place it on the June 26 agenda for further discussion <br />and possible action. <br />
