The resolution approving the variance for the reduced building and parking lot setbacks, <br />the reduced parking lot width and the reduced off-street parking ratio for this development <br />should have included the reduced driveway setback. <br /> <br />2. The original location of the driveway onto County Road I was set back as far as possible <br />(37 feet) from the intersection given the location of the building, and as far as possible <br />from the adjacent Tom Thumb driveway. <br /> <br />3. The relocated driveway onto Greenfield avenue was set back as far as possible (39 feet) <br />from the intersection while maintaining an adequate setback from the adjacent property to <br />the south, in an etTort to prevent any loss of approved parking stalls. <br /> <br />4. The relocated driveway is two feet further away from the intersection than the original <br />plans indicated. <br /> <br />5. The relocation onto Greenfield Avenue is a safer alternative rather than taking direct <br />access onto County Road I. <br /> <br />6. The reorientation of the parking lot eliminates the need for a variance for the parking lot <br />width, originally shown to be 61 feet where 63 feet is required. The revised site plan <br />shows a parking lot width of 64 feet, which complies with City Code. <br /> <br />NOW, THEREFORE, B.E IT FURTHER RESOLVED, the Mounds View Planning <br />Commission amends Resolution 633-00 by removing the allowance for a 61-foot wide parking lot <br />and by allowing a 39-foot driveway sctback from the intersection of County Road I and <br />Greenfield Avenue related to the office building at 7664 Greenfield Avenue. <br /> <br />NOW, THEREFORE, BE IT FINALLY RESOLVED, that all other provisions and <br />allowances articulated in Resolution 633-00 shall remain in effect and in force. <br /> <br />Adopted this 19th day of December, 200 I <br /> <br /> <br />ATTEST: <br /> <br />I ,r-' <br />\,J Cvrvu/~ ~~'dr-- <br /> <br />.. <br />James Ericson, Community Development Dircctor <br /> <br />(SEAL) <br /> <br />":\I)ATA\GRmJI'~;\CU~flEV\DEVELOPMENT CASES\VROO-007 (ME7,7,ENGA)\RES(lLUTION 680-01.DOC <br />
