<br />. <br /> <br />. <br /> <br />. <br /> <br />- <br />. . <br /> <br />MOUNDS VIEW PLANNING COMMISSION <br />RESOLUTION 775-04 <br /> <br />CITY OF MOUNDS VIEW <br />COUNTY OF RAMSEY <br />STATE OF MINNESOTA <br /> <br />RESOLUTION RECOMMENDING DENIAL OF A CONDITIONAL USE PERMIT TO <br />ALLOW FOR A MOTOR FUEL STATION AT 2280 COUNTY ROAD I; <br />PLANNING CASE NO. CU2004-005 <br /> <br />WHEREAS, Leon Theis and Tom Manke, owners of The Station, have applied <br />for a conditional use permit to operate a motor fuel station at 2280 County Road I, which <br />is legally described as follows: <br /> <br />The East 134.72 Feet of the norlh 71.01 Feet of <br />Lot 1, Block 4, Spring Lake Park Highlands <br />Ramsey County, Minnesota <br /> <br />WHEREAS, The Mounds View Zoning Code conditionally allows motor fuel <br />stations in the B-3, Hi'ghway Business District; and, <br /> <br />WHEREAS, the subject property is zoned B-2, Limited Business District; and, <br /> <br />WHEREAS, the Comprehensive Plan Future Land Use Map guides this parcel as <br />Neighborhood Commercial; and, <br /> <br />WHEREAS, the area of subject property is 9,583 square feet; and, <br /> <br />WHEREAS, the lot dimensions of 2280 County Road I are 134 x 71; and, <br /> <br />WHEREAS, the Planning Commission has reviewed the following documents <br />regarding this proposal: <br /> <br />a. <br />b. <br />c. <br />d. <br />e. <br />f. <br />g. <br /> <br />Development Application <br />Zoning Map <br />Location Map <br />Proposed Site Plan <br />Photographic documentation <br />Letter from Applicants <br />Staff Report <br />
