<br />. <br /> <br />. <br /> <br />. <br /> <br />WHEREAS, the Planning Commission held a duly noticed public hearing <br />regarding the conditional use permit request on Wednesday, April 20, 2005. <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning <br />Commission makes the following findings of fact related to the conditional use permit <br />request: <br /> <br />1. The request is consistent with the Mounds View Comprehensive Plan in that <br />the Comprehensive Plan designates the future land use of this property as <br />multifamily residential. <br /> <br />2. The proposed expansion would not be out of place given the character and <br />geography of the surrounding area involved and the size of the subject property <br />which is able to accommodate the additional dwelling units and the required <br />garages. <br /> <br />3. The proposed expansion would not depreciate the surrounding area. <br /> <br />4. The applicant has sufficiently demonstrated that a need exists for the <br />proposed expansion. <br /> <br />NOW, THEREFORE, BE IT FURTHER RESOLVED that the Mounds View <br />Planning Commission recommends approval of the conditional use permit for two <br />additional dwelling units at the multifamily residential building located at 2071 Hillview <br />Road, with conditions as follows: <br /> <br />1. The four garage stalls must be constructed prior to the City issuing a Certificate <br />of Occupancy for the dwelling units. <br /> <br />2. The garages shall be constructed as shown on the site plan submitted on March <br />30,2005 <br /> <br />3. Should the use change for which the permit was granted; the conditional use <br />permit shall be considered null and void. <br /> <br />4.
