F.esolution 825-06 <br />Page 2 <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View Planning Commission <br />recommends approval of the Hidden Hollow preliminary Plat submitted by Dan Saplis subject <br />to the following conditions: <br />1. The preliminary plat shall be revised by widening Pleasant View Drive to the <br />minimum width required in order to allow parking on one side of the street. <br />2. The applicant shall arrange to have an acceptable title commitment provided to the <br />City Attorney for review prior to the approval of the subdivision by the City Council. <br />3. Dan Saplis shall pay a park dedication fee in an amount to be determined by the <br />Mounds View City Council. <br />4. Dan Saplis shall enter into various agreements with the City and/or the EDA <br />including (but not limited to) the Purchase and Redevelopment Agreement, the <br />Developers Agreement and the Petition and Waiver Agreement. <br />5. Dan Saplis shall take all steps to save any trees possible during the construction <br />and shall make arrangements to have a minimum of two trees planted in each front <br />yard upon project completion and sod all yard areas. <br />6. Dan Saplis shall obtain approval from Rice Creek Watershed District and the <br />Minnesota Pollution Control Agency before construction activity commences. <br />7. All utilities within the development area and to the individual home sites shall be <br />located underground. <br />8.
