The remaininq fiftv (50) percent of all exterior wall finishes must be comprised of anv combination of decorative or rock face concrete block concrete panels, metal or wood. All buildinq materials subiect to approval of the Citv. c. Buildinqs may be constructed of primarilv one of the materials listed in Subd. 1a if the desiqn exceeds the intent of the ordinance and is approved bv the Citv. d. Non-decorative exposed concrete block buildinas are prohibited as are pre- enqineered metal buildinqs corruqated metal-sided buildincas and wood sided buildinqs unless such metal buildinqs and wood sided buildinas are enhanced on all elevations bv the application of brick, decorative masonrv or decorative stucco surfaces in combination with decorative fascia overhanqs and trim. Subd. 2 Architectural Desiqn: Each buildinq desiqn wiil be reviewed for at least the followinq considerations: a. Appropriate location of structures on the site considerinq the relationship to other site amenities, restrictions adiacent land usaqe etc. b. General lavout, roof treatments, proportion and qualitv of exterior. c. In the desiqn of buildinqs or clusters of buildinqs developers must orient proiects so that the side(s) facinq Countv Road 10 form the front of the proiect. Where front toward Countv Road 10 is not feasible due to the location of access roads and other site constraints. the proiect must be oriented and desiqned in such a manner so as to convev a pleasinq appearance from Countv Road 10. d. Screeninq of inechanical eauipment tanks loadinq docks refuse handlinq ancillary equipment, etc., whether on the roof or on the site. e. Drainaqe pipes on exterior buildinq walls facinq a street and/or Countv Road 10 must be inteqral to the desiqn and non-apparent.
