Exceptions to the architectural desiqn standards set forth in this section mav be qranted bv the Citv Administrator or desiqnee for structures of comparable desiqn and buildinq materials. Subd. 3. Buildinq and Parkinq Setback Requirements: Buildinqs and parkinq lots should have no more than a five (5) foot setback from Countv Road 10. The required _s_etbacks for the other sides of the propertv will be determined bv the Citv based on the specific proiect and land usaqe. Subd. 4. Off-Street Parkinq: The Citv will use the off-street parkinq requirements in Chapter 1121.13 as a quideline, and base the final determination of reauired spaces on the specific proiect and land usaqe. Subd. 5. Landscapinq: a. Landscapinq requirements shall be in accordance with Chapter 1127 Tree Preservation and Landscapinq. b. A minimum of fifteen (15) percent of the total area of each lot shall be devoted to landscaped open space. c. All open areas of anv lot not used for parkinq drivewavs or storaqe shall be landscaped with trees, shrubs, berms and pianted qround cover. Subd. 6. Siqns: In accordance with Chapter 1010. Subd. 7. Outdoor Storaqe and Dumpster Screeninq: a. No outdoor storaqe shall be permitted unless such storaqe is visuallv screened from view from Countv Road 10 and all adioininq residential properties with suitable solid fence constructed of masonrv or wood at least six (6) feet in heiqht. Screeninq shall be well maintained. b. No dumpsters mav be located on the sides of buildinqs frontinq County Road 10 except if in the opinion of the Citv no other suitable location is reasonablv available for such purpose, and provided the dumpster area is developed in a manner so as to minimize iYs appearance from Countv Road 10. c. All dumpsters shall be entirelv screened bv a masonrv or solid wooden fence with qate, or a comparable screeninq, at least six (6) feet in heiqht.
