MA03-001 <br />WHEREAS, Marty Harstad of EICHI, Inc., representing owner Keith Harstad, has <br />applied for a major subdivision for a single family residential subdivision on land located <br />west of Longview Drive, south of County Road H2, east of Silver Lake Road and north of <br />Woodcrest Park; and, <br />WHEREAS, the preliminary plat date-stamped October 30, 2003 contemplates a <br />fifteen lot subdivision, with eight lots fronting Longview Drive and seven lots fronting Silver <br />Lake Road; and, <br />WHEREAS, the subject parcel is legally described as follows: <br />Lot 4, Block 1, Mueller Addition <br />Ramsey County, State of Minnesota <br />WHEREAS, the parcel is zoned R-1, Single Family Residential and the adopted <br />Comprehensive Plan designates the parcel for low-density residential development; and, <br />WHEREAS, the proposed subdivision is completelywithin a Wetland Zoning District; <br />and, <br />WHEREAS, within a wetland zoning district, the minimum lot width for single-family <br />residential lots is 125 feet and the minimum lot area is 20,000 square feet; and, <br />WHEREAS, the Planning Commission has reviewed the following documents <br />regarding this proposal: <br />1.
