<br /> <br /> MOUNDS VIEW PLANNING COMMISSION <br /> RESOLUTION NO. 646-01 <br /> <br /> CITY OF MOUNDS VIEW <br /> COUNTY OF RAMSEY <br /> STATE OF MINNESOTA <br /> <br />A RESOLUTION RECOMMENDING APPROVAL OF A DEVELOPMENT REVIEW <br />REQUEST FOR AN OFFICE BUILDING LOCATED AT 7664 GREENFIELD AVENUE; <br />PLANNING CASE NO. DE00-002. <br /> <br /> <br />WHEREAS, Tony Mezzenga, representing property owner Earnest Gustafson, has applied <br />for a development review to construct a 2,000 square foot office building at 7664 Greenfield <br />Avenue; and, <br /> <br />WHEREAS, the subject property is zoned B-3, Highway Business, is designated as a <br />“Neighborhood Commercial” use on the Comprehensive Plan and is legally described as follows: <br /> <br />Lot 30, Block 3, Greenfield Plat 2, Subject to Road Easement <br />Ramsey County, State of Minnesota <br /> <br />WHEREAS, according to Section 1006.06 of the Mounds View Municipal Code, any new <br />construction or expansion of existing facilities requires the approval of a development review; and, <br /> <br />WHEREAS, according to Section 1114.02 of the Mounds View Zoning Code, commercial <br />offices are a permitted use with the B-3 zoning district; and, <br /> <br />WHEREAS, the Planning Commission has reviewed the following documents regarding <br />this proposal: <br /> <br />a. Planning Application <br />b. Zoning Map <br />c. Location Map <br />d. Site Plan, date-stamped 1/12/01 <br />e. Floor Plan and Elevations, date-stamped 1/12/01 <br />f. Variance Resolution 633-00, approved 9/13/00 <br />g. Staff Report <br /> <br />WHEREAS, the proposed development satisfies the requirements of Zoning Code as <br />well as the variance approved on September 13, 2000; and, <br /> <br />WHEREAS, the site plans date-stamped 1/11/01 indicate that the proposed office <br />building will be 34 feet by 59 with a footprint of 2,006 square feet; and, <br /> <br />WHEREAS, the number of parking stalls provided (14 regular, 1 handicapped, 15 total) <br />satisfies the requirements of the Americans With Disabilities Act and the requirements in the <br />variance approved September 13, 2000; and,
