Mezzenga Resolution 646-01 <br />January 17, 2001 <br />Page 2 <br />NOW THEREFORE BE IT RESOLVED that the Mounds View Planning <br />Commission, finding that all of the requirements have been met, does hereby recommend that the <br />City Council approve the development review request for the construction of a 2,006 square foot, <br />two-level office building with 2,568 square feet of leaseable office space at 7664 Greenfield <br />Avenue, subject to the following stipulations: <br /> <br />1. Barrier curbing (B 6-12) shall be installed around the perimeter of the parking lot and <br />access drive. At points where stormwater will collect, cuts shall be made to allow water <br />to pass through into pervious areas. <br /> <br />2. All utilities to the building shall be installed underground. <br /> <br />3. One monument sign shall be allowed not to exceed eight (8) feet in height or one hundred <br />(100) square feet in area. The base of such sign shall be constructed of masonry or stone <br />materials to match the building. A pole or pylon type sign is prohibited. No more than <br />60 square feet of combined building mounted signage shall be allowed. <br /> <br />4. The masonry or stone building siding and any other architectural design characteristics <br />shall be consistent along the north and east building elevations. <br /> <br />5. There shall be no outside garbage storage or dumpster allowed on this site, all garbage <br />and refuse shall be stored within the building. <br /> <br />6. There shall be no parking lot lighting other than supplemental flood lights mounted upon <br />the building. Such lights shall be down cast and shielded or hooded to eliminate glare or <br />light spillage onto adjoining properties in accordance with Chapter 1103 of the Mounds <br />View Zoning Code. <br /> <br />7. Elevation contours and drainage arrows shall be added to the site plan to indicate <br />direction of stormwater runoff. <br /> <br />8. The applicant shall submit a landscaping plan indicating the locations, numbers and <br />species of the plantings to be used on the site. The City Forester shall review the <br />landscape plans and make recommendations as to the specific species used. <br /> <br />9. The applicant shall install any fencing, screening or buffering as required by the Planning <br />Commission or City Council. <br /> <br /> <br /> <br />BE IT FURTHER RESOLVED that the Mounds View Planning Commission directs <br />Staff to forward this Resolution to the City Council prior to approval of the minutes. <br /> <br />Adopted this 17th day of January, 2001. <br /> <br /> <br />
