This plat does not include the <br />Perkins parcel. The total area involved in the plat is 9.36 acres. <br /> <br />This preliminary plat appears to be consistent with the Subdivision Plats and Procedures Chapter <br />of the City Code and a copy of the preliminary plat has been forwarded to the City Attorney for <br />his review. The legal descriptions are however incomplete, and as such, the dedication page has <br />not been included for preliminary plat review. <br /> <br />The Planning Commission reviewed the preliminary plat at their meeting on November 1, 2000. <br />After some discussion regarding easements, legal descriptions and other issues, the Planning <br />Commission adopted Resolution 638-00, a resolution recommending to the City Council <br />approval of the Mermaid Addition preliminary plat. <br /> <br />Staff and the Planning Commission recommend approval of Resolution 5482, a resolution <br />approving the preliminary plat for the Mermaid major subdivision, with stipulations. <br /> <br />1. The Preliminary Plat shall be revised by indicating the current property owners <br />and appropriate legal descriptions for the involved properties. <br /> <br />2. The developer shall execute a sign easement document which dedicates to the <br />City of Mounds View the forty foot triangle at the corner of Highway 10 and <br />County Road H as shown on the preliminary plat for a City gateway sign. <br /> <br /> 3. The developer shall submit the applicable park dedication fee of $92,306 prior to <br />the City signing the final plat. <br /> <br />Mayor Coughlin opened the public hearing at 7:32 p.m. <br /> <br />Mayor Coughlin noted Community Development Director Jopke had accepted a position with the <br />City of West St. Paul and thanked him for his years of service to the City of Mounds View. <br /> <br />Community Development Director Jopke thanked the Council for the privilege to work with <br />them and said it was an honor. <br /> <br />Mayor Coughlin closed the public hearing at 7:36 p.m. <br /> <br />MOTION/SECOND: Quick/Marty. To Waive the Reading and Approve Resolution No. 5482, a <br />Resolution approving the Mermaid Preliminary Plat. <br /> <br /> Ayes – 4 Nays – 0 Motion carried. <br /> <br />C. First Reading and Introduction of Ordinance No. 675, an Ordinance <br />Rezoning the Mermaid Parcels from B-3 Highway Business to PUD Planned <br />Unit Development. <br />
